When we begin the marketing process we will:

In the First Phase...

  • Install a sign in your yard to attract "drive-by" prospects. 

  • Enter property information into Multiple Listing Service database, which will expose your property to all licensed members. 

  • Install a secure electronic lock box to facilitate showings by all agents and Brokers regardless of which company they are employed by. 

  • Contact current prospects to offer a private showing. 

  • Search for additional prospects using the Multiple Listing Service data base.

  • Arrange for an office tour of your home.

In the Third Phase...

  • Conduct direct mail program. 

  • Provide information about the purchase agreement and negotiations. 

  • Hold your house open, if appropriate.  

In the Four Phase...

  • Provide a monthly update regarding changes in current market conditions.  

  • Provide a client website to view and updates on your home.

  • Prepare pricing recommendations by analyzing competitive properties on the market, pending contracts, comparable sales, pending contracts and homes that did not sell. 

  • Obtain assessment information including: mortgage information, taxes, inclusions and exclusions, property improvements, utility costs, etc. 

  • Recommend improvements to yield the highest price. 

  • Provide you with suggestions for showing appointments. 

  • Discuss presentation recommendations to help you yield the best price. 

  • Prepare and explain an estimate of closing/settlement costs and net proceeds. 

  • Discuss possible inclusions/exclusions and personal property.
